The level of mezzanine floor fire protection required will be primarily based on size, use and occupancy. All public-use or office mezzanine floors will need fire protection while small, storage or maintenance only mezzanines may not need the same 1 hour fire protection.

 

Mezzanine floor fire protection measures aim to slow the spread of fires and maintain structural integrity, allowing personnel to evacuate quickly and safely in the event of an emergency. It should also allow emergency services access for search, rescue and firefighting purposes.

Building Regulations

 

Building Regulations (Part B) gives guidance on fire safety, including detection and alert systems, means of escape, fire compartmentation, structural fire protection and fire service access. It applies to the construction and extension of buildings, and there are different regulations for residential and non-residential properties.

 

All mezzanines require Building Regulations Approval. For this, authorities will look at the design and construction within the context of the overall building. Mezzanine floor building regulations consist of:

 

  • Structural Safety – Part A
  • Fire Safety – Part B
  • Protection from falling – Part K
  • Access to and use of buildings – Park M

 

The planning stage of your mezzanine floor will involve an analysis of what fire safety measures and fire protection are required for your building. The results of this analysis are implemented into the design and construction of your mezzanine floor.

Mezzanine Floor Fire Safety

 

All mezzanine floors require fire escapes and access for emergency services. There are regulations governing the distance and nature of escape routes, plus there must be clear escape signage and emergency lighting.

 

Distance to Escape Routes

 

Part B of the building regulations state, that if there is only one escape route, the travel distance to get across the mezzanine, down the staircase and out of the building should be no more than 18m for offices or public use. For storage mezzanines this distance increases to 25m. Under certain circumstances, this distance may be increased according to the risk of fire and the nature of smoke or fire detection and suppression systems installed.

Mezzanine Floor Fire Protection

Fire regulations state that one hour fire rating will be required to the underside of your floor if it meets one or more of the following criteria:

  • It is used for offices or public use
  • It is greater than 400m2 in area
  • It measures over 20m in length or width
  • It exceeds 50% of the room it is to be installed in
  • It will be occupied by three or more employees at any one time

Mezzanine Floor Fire Protection Options

 

There are a few ways to obtain fire protection to a mezzanine floor. Correct use of materials and construction provides a one-hour fire rating by slowing the spread of fire, protecting the mezzanine structure, and ensuring all occupants have ample time for a safe exit from the building.

Fire-rated ceiling tiles

Perhaps one of the most effective mezzanine floor fire protection measures are fire-rated ceiling tiles. They are fitted below the mezzanine as a suspended ceiling.

Fire-rated fascia

These are simply flat panels secured to the edges of your mezzanine, to prevent fire from spreading into the void below the mezzanine. Exposed mezzanine edges require a one-hour fire rated fascia.

Column Casings

Like fire-rated fascias, fire-rated column casings provide one hour fire protection to the mezzanine columns. Occasionally the columns will need two hour fire protection which is also available.

Escape Signage & Emergency Lighting

Emergency lighting and escape signage is not specific to mezzanine floors. Escape signage should safely guide occupants to an exit. Emergency lighting is for situations when the main power supply is disrupted and normal lighting fails, its purpose is to provide sufficient illumination for safe evacuation of the premises.
